Things To Know About Our Apartments:
- For multi-bedroom apartments, you have the option of beginning your lease June, July, or August. The lease ends in May.
- Vehicles need to be off the streets when there are 2 1/2+ inches of snow. Does your apartment have off street parking? If not, use the Parking Garage Downtown, or the Dietz St. Parking lot.
- Utilities will be put in ONE PERSON'S NAME. You can have NYSEG (New York State Electric and Gas) bill you for the power you use, or pay on the budget plan (last year's use divided by twelve- spreads out payments more evenly, and makes the winter months more affordable.)
- Snow removal, garbage removal and lawn care charges are included with the rental.
- Most of our properties are heated by gas, which means it is included in your NYSEG bill.
- No pets allowed! This means no Cats, Dogs, Snakes or Ferrets, even for short stays. If pets are found on the premises, you will be fined and the pet will have to leave.
- We have a full time maintenance staff and construction company with an emergency number for service. For Emergency Numbers Click Here.
- Apartments are videotaped and are in move-in condition to avoid conflict at move-out time. All smoke detectors are checked and batteries changed at the end of every lease. During your lease period, you are responsible for the upkeep of batteries in your smoke detectors (this is to your benefit to insure they are working at all times. If they start to beep, just change to battery.) Remember to return the apartment to its original condition before leaving. We will send you information regarding moving out toward the end of your lease. If you fail to receive this information, please call and we will be happy to send it to you.
- We send reminder notices about important items during the year, such as: Leaving heat on during breaks, taking valuables home during breaks, and locking doors/windows. Also make sure there is fuel in your tank if your house is heated with oil, etc. See top of page for this updated information.
- Should you lose a roommate during the year for any reason, it is important to contact us so that we can help you replace that roommate and avoid having to absorb the rent. You need to replace that person or you are going to pay their share of the rent/costs.
- Houses that have parking lots are restricted for tenant use only- stickers will be issued for tenants and other vehicles will be towed. Ask us about visitor passes.

- Personal items are not insured by this office. It is inexpensive to purchase rental insurance through your parent's agent at home, or through a local insurance agent. Look in the yellow pages for insurance agents in our area.
- City code restricts the number of people you can have in your apartment at any time. They also prohibit the use of cellars for parties, gatherings, or storage.
- Parking on lawns or driving across lawns will result in repair costs and possible loss of parking area use.
- Houses that have washers and dryers are for your use and need to be used correctly. Misuse results in machine removal.
- We do our best to honor your privacy. There are occasions during the year when we need to enter for inspections required by the city and/or to do repairs. We will phone you or post a notice on your door.
